DIVISIONAL OVERVIEW 
Merchant Banking - Real Estate Investing 
Merchant Banking invests in both the firm's own capital and capital raised from outside investors in corporate, real estate and infrastructure assets world wide and works to enhance the value of those assets before realizing them through sale. The work is deal-focused and exciting, and will bring you in contact with a wide range of businesses, asset classes, and investment structures. Since 1991, the real estate principal group ("REPIA") and its predecessor business areas have raised $32 billion of capital and have invested in over 500 investments across a number of geographies, product types, and structures. The Goldman Sachs merchant banking division has been investing in real estate equity since 1991 and real estate debt since 1997. REPIA invests both the firm’s own capital as well as capital raised from outside investors through its mezzanine investment vehicle. REPIA is comprised of a diverse team of real estate professionals across New York, London and Dallas. Summer analysts work as part of small teams that are responsible for the acquisition and management of investments across North America. Analysts will be involved in acquisitions, restructurings, recapitalizations and dispositions. 

RESPONSIBILITIES/SKILLS 
The Real Estate team is looking for highly motivated individuals for the Dallas,TX office. Analysts would workdirectly with managing directors, vice presidents, and associates as part of small teams that are responsible for the acquisition, management and structuring of real estate investments. Examples of responsibilities include: 
Building complex financial models 
Participating in weekly pipeline meetings 
Participating in acquisition and disposition discussions 
Learning to conduct thorough due diligence to help develop investment strategies 
Analyzing investments across a range of property types and locations 
Participating in structuring, negotiating and documenting transactions 

QUALIFICATIONS 
In selecting candidates, we look for individuals who have a commitment to excellence, a demonstrated interest in investing and strong skills in accounting and finance. Other specific skills include: 
Strong interest in real estate 
Strong academic record 
Strong quantitative and analytical skills 
Ability to adapt quickly to a variety of projects and deal teams 
Ability to self-direct, analyze, evaluate and form independent judgments 
Excellent verbal and written communication skills 
Advanced facility with Word, Excel and adaptability to other software products; 
Ability to interact and build relationships with a wide range of people 
Ability to be detail oriented and meticulous
